Construction Administration Services

Construction Administration Services involve a scope of work above and beyond that standard Architectural Contract. This service is an add-on to the Architectural Design Services that takes our involvement into and through the construction process.

In addition to typical review of project shop drawings and responses to project specific Requests For Information (RFI) we offer the following:

1. On-site obvervation

2. Construction Pay Application Review

3. Creation of or review of Punch-List Items

4. Liaison between the Owner/Cient and the General Contractor

5. Attendance at any pre-construction or construction meetings

Existing Facility Documentation

Does your project involve a remodel or renovation component, yet you lack any existing plans or building documentation? That's no problem requesting an Existing Facility Survey can help you obtain the information you need to get your project started.

We can gladly provide any or all of the following:

1. Preparation of Record Drawings (“As-Builts”)

2. Preparation of Lease Outline Documents

3. Photographic Documentation of Conditions

Non-Permit Violation Assistance

Non-Permit Violations can be frustrating and bring delays to construction, occupation or worse levied fines against your property. A Non-Permit Violation occurs when a project, commercial or residential, has been constructed without the preparation of Design Documents prepared by a Licensed Design Professional.

Clearing a violation depends largely on the requirements of the Jurisdiction that issues the violation. However, in most cases they require preparation of plans that are prepared based upon the existing conditions of the building in comparison to the pre-construction conditions.

In order to assist in clearing a violation we provide any or all of the following:

1. Existing Facility/Building Documentation

2. Direct Contact with the Jurisdiction that issued the violation

3. Preparation of plans or other documents requested by the Jurisdiction

4. Permit Assistance
